Boat is a 1996 Sumerset Houseboat, 73 ft long, 16 feet wide. 4 bedrooms, 2 bathrooms, full kitchen with full size fridge, oven, microwave, dishwasher, ice maker in wet bar.
Two 3.0 Mercruiser motors with 400 hours.

All wall switch - outlet cover plates replaced,
Replaced all furniture on upstairs deck includes 6 chaise lounges, one covered day bed, table and 4 chairs, seating area with loveseat and 2 chairs and coffee table. New 8ftx10ft outdoor rug.
Replaced low end ceiling fans with high end ceiling fans on front porch, living room, master bedroom.
Added new light fixtures to kitchen areas and both bathrooms.
Spotlight replaced on front of boat,
Replaced rope lights on upper deck.
New air conditioning vents and fans added to downstairs bedrooms to increase cooling in summer months.
Door added to downstairs bedroom to increase privacy.
Gates and railing were all stripped, polished and clear coated and new string was added to rail cloths.
Upper deck floor was stripped and high end non-slip floor wax applied in 2019.
Will leave bedding, furniture, and most dishes if desired.
The boat was pulled out of the water in 2016 and inspected. Full report is available. Plastic bellows replaced and the carburetors were rebuilt.
